Market update for single-family homes and condos in Hollywood, FL

Single-family homes in Hollywood are very much in demand with buyers, making it an excellent time to sell and get top dollar.

Presently there are 452 single-family homes for sale in the city of Hollywood ranging from $130,000 up to $5 million.

Of the 452 residences for sale:

  • 52 units are two bedroom homes ranging in price from $130,000 up to $569,900.
  • 220 are three-bedroom homes listed for $136,900 up to $2,150,000.
  • 110 are four-bedroom homes available for sale from $224,900 up to $4,490,000.
  • 49 are five-bedroom homes listed for sale from $299,000 up to $3,800,000.
  • 13 are six-bedroom homes listed for sale from $674,500 up to $5,000,000.
  • Five are seven-bedroom homes listed for sale from $599,000 up to $3,950,000.
  • Three are eight-bedroom homes available for sale from $549,000 up to $1,175,000.

In the previous 12 months, there were 1,344 homes sold or 112 per month.  With only 452 homes currently available for sale, it would take just 4.03 months to sell the current supply, if no other homes came on the market.  As we have seen with Pembroke Pines and Miramar, sellers have the advantage over buyers in the single-family sector.

It’s a different story when it comes to condominiums for sale in Hollywood.

There are 908 units available for sale, ranging from $54,900 up to $9,995,000.

Of those 908 condo units available for sale:

  • 36 are studios priced from $95,000 up to $299,000
  • 327 are one-bedroom units priced from $54,900 up to $875,000
  • 386 are two-bedroom units priced from $59,999 up to $1,900,000
  • 135 are three bedroom units listed from $189,000 up to  $3,550,000
  • 19 are four-bedroom units listed from $235,000 up to $5,500,000
  • Two units are five-bedrooms listed at $2,757,000 and $4,999,000
  • Two units are six-bedrooms listed at $5,500,000 and $7,499,000
  • One unit is a seven-bedroom Penthouse at Trump Hollywood on the market for $9,995,000.

In the preceding 12 months, 1,132 condos were sold in Hollywood, or 94.33 per month.  With 908 currently available for sale, that means it would take 9.62 months to sell the entire inventory of condos currently on the market.  This presents an excellent opportunity for buyers to negotiate a deal.

Market update for single-family homes and condos in Pembroke Pines, FL

The city of Pembroke Pines is highly desirable among families for its top-rated schools, quality of life, an abundance of open green spaces and public parks, and easy access to major highways.

There are currently 260 homes available for sale in Pembroke Pines, ranging from $175,000 for a two bedroom, one bath short sale up to $1,590,000 for a five bedroom, four bath, two-story home with three-car garage.

Of the 260 homes on the market for sale:

  • 18 are two bedroom homes, listed from $175,000 up to $490,000
  • 97 are three bedroom homes, available from $255,000 up to $460,000
  • 99 are four bedroom homes, listed from $285,000 up to $694,990
  • 36 are five bedroom residences, listed from $379,000 up to $1,590,000
  • Eight are six bedroom residences, available from $440,000 up to $950,000
  • Two are seven bedroom residences, listed at $720,000 and $1,499,999

In the preceding 12 months, there were 1,504 sales of single-family homes or 125.33 per month.  With only 260 homes currently on the market, it would take just 2.07 months to sell the entire supply of homes.  This is definitely a market that favors sellers.

In the condominium sector, there are 364 units currently on the market, ranging in price from $55,000 for a one bedroom at Hollybrook up to $539,000 for a three bedroom at CentraFalls.

Of the 364 condominium units for sale:

  • 75 units are one bedroom condos available for sale from $55,000 up to $200,000
  • 228 units are two bedroom condos available for sale from $67,900 up to $282,995
  • 58 units are three bedroom condos listed from $150,000 up to $539,000
  • Three units are four bedroom condos listed from $250,000 up to $345,000

In the previous 12 months, there were 1,451 units sold or 120,92 per month.  At the current inventory level of 364 units, it would take just 3.01 months to sell the entire supply of condos, assuming no other units came on the market.  As you can see, condos are also in short supply and high demand in Pembroke Pines, and sellers have the advantage in both single family homes and condos.

Market update for single family homes and condominiums in North Miami, FL

The housing market in North Miami, in northeast Miami-Dade, continues to be in strong demand with buyers, particularly the single-family sector.

There are currently 128 single family home units available for sale, ranging in price from $135,000 for a two bedroom, one bath corner lot home located at 200 NW 128th Street, to a new construction residence in the exclusive Sans Souci Island boasting 8 bedrooms, 12 baths listed at $14,900,000.  Click here for more details on this exceptional home. 

Of the 128 homes currently available for sale,

  • Nine are two bedroom homes, listed from $135,000 up to $1.5 million.
  • 63 are three bedroom homes, listed from $149,900 up to $2,450,000.
  • 34 are four bedroom homes, available for sale from $160,000 up to $2,550,000.
  • 13 are five bedroom homes, available from $429,000 up to $1,999,900.
  • Four are six bedroom residences ranging in price from $1,370,000 up to $4,290,000.
  • Two are eight bedroom residences, one listed at $589,000 and the other at $14,900,000.

In the previous 12 months, there were 317 homes sold in North Miami or 26.42 per month.  With 128 homes in inventory, it would take 4.84 months to sell the current supply if no other homes came on the market.  This makes it a seller’s market for single-family homes.

There are twice as many condominiums available for sale in North Miami.  There are 256 units for sale ranging from $49,900 for a one bedroom, one bath at Northeast Palm Condo up to $1,950,000 for a three bedroom, three bath condo at the newly built Marina Palms development.

Of the 256 units available:

  • Seven are studios ranging in price from $57,900 up to $165,000
  • 85 are one bedroom units, ranging from $49,900 up to $237,000
  • 122 are two bedroom units, available from $87,900 up to $1,550,000
  • Five are four bedroom townhomes at the new development Parcview Villas, which features only 18 residences listed at $639,000.

In the previous 12 months, 260 condos were sold in North  Miami, or 21.67 per month.  At the current supply of 256 units, it would take 11.81 months to sell all the inventory.  This provides an excellent opportunity for buyers to negotiate a fair deal as they have more options from which to choose.
